How Ontario Land Transfer Tax Brackets Work

Ontario land transfer tax is a progressive tax applied at closing on all property purchases. Each portion of the purchase price is taxed at a different rate, similar to income tax brackets.
  • 0.5% on the first $55,000 of the purchase price
  • 1.0% on the portion from $55,001 to $250,000
  • 1.5% on the portion from $250,001 to $400,000
  • 2.0% on the portion from $400,001 to $2,000,000 and 2.5% above $2,000,000
  • First-time home buyers can claim a rebate of up to $4,000 on the Ontario LTT portion, effectively making the first $368,333 of the purchase exempt
