For a main residence purchase in England 2026, SDLT on £400,000 is approximately £7,500 (0% on the first £250,000, 5% on the next £150,000). First-time buyers pay £0 up to £425,000.
What is the difference between SDLT and LBTT?
SDLT applies to property purchases in England and Northern Ireland. LBTT applies in Scotland and uses different bands and rates. Wales uses Land Transaction Tax (LTT). All three are progressive band-based.
When does the reduced 5% VAT rate apply?
