Formula

SDLT is calculated marginally across price bands

Each portion of purchase price is taxed at its corresponding SDLT band rate. Standard residential rates: 0% up to $250,000, 5% on $250,001 to $925,000, 10% on $925,001 to $1,500,000, and 12% above $1,500,000.

Worked Example

Purchase price GBP 600,000. First GBP 250,000 at 0% = GBP 0 GBP 250,001 to GBP 600,000 at 5% = GBP 17,500 Total SDLT = GBP 17,500

How UK Stamp Duty (SDLT) Is Calculated

Stamp Duty Land Tax is a progressive tax on property purchases in England and Northern Ireland. Like income tax, only the portion of the price within each band is taxed at that band rate, not the entire amount.
  • Standard residential rates: 0% up to GBP 250,000, 5% from GBP 250,001 to GBP 925,000, 10% from GBP 925,001 to GBP 1,500,000, and 12% above GBP 1,500,000
  • First-time buyers purchasing up to GBP 625,000 pay 0% on the first GBP 425,000 and 5% on the remainder
  • Additional property purchases (second homes, buy-to-let) attract a 3% surcharge on each band
  • Scotland uses LBTT (Land and Buildings Transaction Tax) with different thresholds and rates

SDLT is paid within 14 days of completion through your solicitor. This calculator uses standard residential rates without first-time buyer relief or additional dwelling surcharge.

Frequently Asked Questions

Does this include first-time buyer relief?

Is this for additional homes?

No. If you already own a property and are buying an additional one, a 3% surcharge applies on each SDLT band, significantly increasing the total.

Does stamp duty apply in Scotland?

No. Scotland uses its own tax called LBTT (Land and Buildings Transaction Tax) with different thresholds and rates. Use the Scotland LBTT Calculator for Scottish properties.

When is stamp duty paid?

SDLT must be paid within 14 days of the completion date. Your solicitor or conveyancer typically handles the payment and filing as part of the transaction.
