How it works: P is the loan principal (home price minus down payment), r is the monthly interest rate (annual rate divided by 12), and n is total payments (term in years times 12). The formula calculates principal and interest only. Property tax, insurance, PMI, and HOA are added separately for the total monthly payment.

- Principal and interest (P and I): the core loan payment computed from loan amount, interest rate, and term
- Property tax: typically 1% to 2% of home value per year, added to your monthly payment if escrowed
- Homeowner insurance: protects against damage and liability, usually $100 to $200 per month
- PMI (Private Mortgage Insurance): required when your down payment is less than 20%, typically 0.5% to 1% of loan amount per year
